Protein fires leave a film that looks invisible until you try to paint over it. In this Jamaica Estates kitchen, the grease fire had driven acrid smoke into the HVAC return and through the second floor. We soda-blasted the charred wall framing to remove pyrolyzed residue, ran hydroxyl generators and thermal fogging for four days to break the odor molecules, and rebuilt the kitchen with the homeowner’s chosen finishes. The photo record we delivered to their adjuster showed every stage: soot, stripped substrate, sealed surface, finished room.

The homeowner in Hollis pulled a vanity and found what looked like black dirt behind it. Lab testing confirmed Stachybotrys chartarum, which thrives in cellulose with sustained moisture above 16 percent wood moisture equivalent. We built a containment chamber, ran negative air with HEPA filtration, removed the tile and water-damaged cement board, and treated the studs with antimicrobial before installing new moisture-resistant substrate. The post-remediation clearance test passed at 0.3 spores per cubic meter. We wrote the scope and price before containment went up. No surprises, no scope creep.

A mature oak on the parkway lost a major limb during the March wind event and punched through the roof decking above the living room. Rain followed for six hours before the homeowner could get a tarp in place. We emergency-tarped the roof breach, removed the saturated insulation and collapsed drywall, and ran Injectidry systems to dry the remaining ceiling cavity without tearing out the whole structure. The roof repair was coordinated with a local roofer we document on jobs like this; the interior rebuild was ours. Moisture logs showed vapor pressure differential dropping from 1.2 inches Hg to 0.3 before we signed off. The adjuster paid the full invoice with no depreciation fight because the documentation was complete before we left the site.

Sewage backups in commercial kitchens don’t negotiate. This Category 3 loss near Jamaica Center required removal of quarry tile, base cabinets, and the lower four feet of drywall per IICRC S500 protocol for black water. We pressure-washed the concrete slab with 180-degree water, applied antimicrobial, and rebuilt with materials that could survive the next incident: sealed epoxy grout, solid-surface bases, and FRP panels where drywall had been. The health department inspector signed off on the first visit because our photo record showed every step from contamination to completion. The owner had their written price before we started and their daily moisture logs before we left.
